Terms & conditions
1. Purpose These Terms and Conditions govern the use of the website and the booking of stays at River House – Como Lake Tremezzina.
2. Type of Property The property is a holiday home / tourist accommodation not subject to hotel services, in compliance with the regulations of the Lombardy Region.
3. Bookings and Payments A reservation is considered confirmed only after the deposit or full amount has been paid, according to the instructions provided during the booking process. Prices include: accommodation, utilities, bed linen, final cleaning, and welcome kit. Tourist taxes will be applied in accordance with local municipal regulations and amount to €3 per person per night.
4. Cancellation Policy Free cancellation up to 14 days before arrival. After this period, the following conditions apply: • No-show or late cancellation: 100% of the stay will be charged. • Cancellation between 14 and 7 days before arrival: 50% of the stay will be charged.
5. Reservation Changes Any change request must be submitted in writing via email. Modifications are subject to availability.
6. House Rules Guests agree to: • respect condominium quiet hours and neighbors, • use the spaces and furnishings with care, • promptly report any damages, • not exceed the maximum allowed number of guests, • not organize events or parties without authorization. Any damages caused will be charged to the person responsible for the booking.
7. Check-in and Check-out Failure to comply with the scheduled times may result in additional charges, unless previously agreed.
8. Liability Management is not responsible for: • loss or theft of personal belongings, • temporary interruptions of services not dependent on the property (water, electricity, Wi-Fi), • events of force majeure or circumstances beyond the control of the managers.
9. Personal Data Processing Personal data is processed in compliance with EU Regulation 2016/679 (GDPR). For more information, please refer to the Privacy Policy. 10. Governing Law and Jurisdiction These Terms are governed by Italian law. For any disputes, the competent court is that of the consumer’s place of residence, as provided by the Consumer Code.
